This Project consisted of structural remedial work to a seven storey existing apartment complex including full external painting and refurbishment of common areas.

All 94 apartments within the complex remained fully occupied throughout the works with public safety the main priority.

The existing building was approximately 40 years old and parts of the structure had severely deteriorated due to age and weathering. The objective of the remedial works was to increase the lifespan of the building for 15-20 additional years.

Initial works commenced with erection of full external perimeter scaffold and full internal courtyard scaffold. The scaffold remained erected for the entire duration of the project to complete all structural remedial works and external painting works.

The project was undertaken with a top down methodology, with the scaffold lowered as each level was completed. The extent of concrete repairs were curing of concrete cancer, repairs to cracks in concrete walkways, repairs of concrete spalls and delamination.

The extent of masonry repairs were replacement of corroded lintels, repointing of mortar joints, replacement of cracked bricks,replacement of debonded bricks, repair of cracks. Other structural remedial works undertaken were replacement of corroded balustrade fixings and replacement of corroded doors.

Painting works were undertaken to all walls, balustrades, apartment entry doors, service doors, concrete walkways and walkway soffits.

Refurbishment works undertaken was replacement of lobby and common area floor tiles, internal lift panelling and flooring, replacement of entry aluminium doors and replacement of all stair nosings.

The project required extensive site management to ensure safety of all residents.

Good planning and organisation was required to stages works accordingly to minimise disruption to residents. Ongoing communication between the superintendent, project consultants, contractors and The Slatter GroupWA ensured the successful delivery of the project in adequate time and with minimal disruption to residents.
