This Project required the demolition of an existing building and clearing of the site prior to the construction of a new purpose built 1200m2 office building to be occupied by Centrelink.

The building was constructed utilising tilt panels, and a structural steel roof design that was driven to give as much open space as possible with minimal requirements for columns. This gave the end user an open plan area in which to design their end fit out with no restrictions.

This was a design and construct project, however all of Centrelink’s design guidelines had to be met so careful consideration was given throughout the design phase.
A separate fire compartment housing the large kitchen break out area and staff toilets was implemented using tilt panel construction in order to segregate the areas. This created a separate floor area of just under 1000m2 making the building compliant with Class 5 building requirements, so the need for a fire booster and sprinkler was eliminated, which ultimately saved the client money.

The building was completed with all services, floor coverings, ceilings, fixtures, painting, lighting, power and air conditioning, so the building was handed over to the client and they were only required to install some minor partition walls and workstations in order to operate. All services were installed in the base build so as to configure with the future layout by the tenant.

Externally the facades and landscaping were also completed, along with a car park to service the building using kerbing and bitumen, with car bays, wheel stops and line marking.

A major challenge with this project was the security of the premises during construction. The site was located on a fairly busy suburban street so constant monitoring of the public wanting to enter the site (as a short cut to their destination) was required, as well as ensuring the site was well locked up each evening. This was managed by constant supervision and checks each day by the Site Supervisor.

Good planning throughout the design phase and once on site gave us the ability to complete this project in a reasonably quick timeframe giving the future tenant possession on time and with no defects.
